Currently the Smith property located on Main Street is under agreement by Bolton Crossing LLC. Bolton Crossing LLC is currently conducting an environmental assessment to assess the contaminants. Bolton Crossing LLC has met with various town boards to inform them of their progress. At the July 8, 2010 Board of Selectmen meeting Bolton Crossing LLC presented a preliminary Conceptual Plan that shows a 30,000 square foot market, a 11,800 square foot drug store, 25,150 square feet of retail and restaurant space and 12,000 of second floor office space. Additionally, there are 347
parking spaces proposed. The next steps that Bolton Crossing LLC is taking is to conduct a traffic study. Please note that no formal application has been submitted to the Town.
Prior to 1972, the Town of Bolton had open zoning. The Smith Property operated as a gas station since the 1920's. In 1972 the Town adopted zoning districts and created the business and industrial zones. All existing businesses not located in a business or industrial district are classified as a Pre Existing Non Conforming Use/Structure. State Law states that if the use is abandoned for a period of two years the use must conform with zoning. Current zoning is residential. In order for the Smith property to be developed other than residential use would require a zoning change.
Additionally the Planning Department has created a blog space to gain community feedback on the Smith property.
